New research from Jefferies London, a specialist prime property brokerage, reveals that nine of the ten most expensive postcodes in England and Wales are located in London, with properties in W1B selling for an average of £4.375 million over the past year.
Jefferies London analysed Land Registry Price Paid Data from January to December 2024, examining completed property transactions across England and Wales by postcode to identify where the highest median sold prices were recorded.
While London may have underperformed other regions in terms of annual price growth, the capital still dominates the top of the market in terms of absolute values. The W1B postcode, stretching from Piccadilly Circus to Regent’s Park, ranks as the most expensive in the country.
Also in Westminster, W1K, located along the eastern edge of Hyde Park, secured second place with an average sale price of £3.65 million. In fact, Westminster claims six of the UK’s ten most expensive postcodes, including:
The SW1X postcode in Kensington ranks third overall with an average sale price of £2.8 million, while the City of London’s EC3A and EC2M postcodes also make the top 10 with averages of £2.2 million.
Outside London, the EN5 postcode — which spans part of Barnet and Hertsmere — is the highest-ranking non-London area, with average sold prices of £1.875 million. Other high-value locations beyond the capital include:
