Landlord fees and charges  

Fees are expressed as a % of the total rent due under the tenancy. Lettings fees are payable in full and in advance (unless otherwise agreed in writing). Management fees are payable in line with rent due, either monthly, quarterly, or annually.

 

Minimum lettings fees

The minimum fee is £1,800 including VAT. 

 

Lettings service 

Where applicable and for a minimum of six months.

The lettings service fee is charged at 11% plus VAT (13.2% including VAT) of the annual rent amount.

This includes advice on:

  • Market rent
  • Refurbishment
  • Health and safety 
  • Legal issues 
  • Tax status 
  • Non-payment of rent

As well as the cost of:

  • Advertising on property websites and portals 
  • Erecting ‘For Let’ board
  • Introducing applicants
  • Accompanied viewings
  • Collection and remittance of rent 
  • Holding deposits for stakeholders
  • Deducting commission
  • Making HMRC deductions due
  • Serving a Section 21 Notice or Notice to Quit

 

Renewal lettings service

Where applicable and for a minimum of six months. This service fee is charged at 11% plus VAT (13.2% including VAT) of the annual rent amount. Fees are due in advance for the length of any renewal, extension, or holding over the tenancy management service.

This covers the cost of: 

  • Contacting and dealing with all relevant parties 
  • Advice on rent 
  • Negotiating any changes to the tenancy agreement 

 

Short let service 

This is for tenancies of six months or less.  Short let service is charged at 18% plus VAT (21.6% including VAT).  As stated above, for lettings, rent must be paid in full and in advance.

 

Management fees

Management fees are charged at 6% plus VAT (7.2% including VAT).

This includes:

  • Advice on utility providers and advising local authorities of changes
  • Routine property inspections and landlord reports twice a year
  • Sourcing estimates and arranging routine repairs 
  • Renewal of safety records
  • Checking tenants' right-to-rent 
  • Holding keys
  • Arranging check-out appointments 
  • Negotiating any claims against the deposit 
  • Distributing the deposit as agreed between the relevant parties 
  • Remit of any landlord disputes for TDS adjudication 

 

Pre-let service

Pre-let service is charged at 10% plus VAT (12% including VAT). This includes working on your behalf to instruct and manage works required in preparation for a letting.

 

Caretaking service

The caretaking service is charged at £180 (per property visit), including VAT.

 

Additional support and associated charges 

Additional charges will always incur VAT.

  • AST, non-AST and Short let initial tenancy agreement (per tenancy) – £450 (£540 inc. VAT)
    This includes all tenant and guarantor reference checks, as well as initial right-to-rent checks.

  • Renewal of AST tenancy agreement (per tenancy) – £180 (£216 inc. VAT)

  • Non-AST initial tenancy agreement (excluding reference and right-to-rent checks) – £375 (£450 inc. VAT)

  • Renewal of non-AST tenancy agreement (per party) – £300 (£360 inc. VAT)

  • Initial reference and right-to-rent checks (per tenant or company) – £90 (£108 inc. VAT)

  • Re-check of right-to-rent – £50 (£60 inc. VAT)

  • Periodic tenancy administration charge – £150 (£180 inc. VAT)

  • Addenda to amend agreement terms – £175 (£210 inc. VAT)

  • Abortive letting administration costs – £600 (£720 inc. VAT)

  • Deposit protection administration charge (first 12 months) – £60 (£72 inc. VAT)

  • Deposit protection administration charge (after 12 months) – £30 (£36 inc. VAT)

  • Inventory charges (one to six bedrooms) – £265 to £405 (£318 to £486 inc. VAT)

  • Inventory check out – £130 (£156 inc. VAT)

  • Preparing a claim for a TDS adjudication (non-managed) – £300 (£360 inc. VAT)

  • Additional property visits at the landlord's request – £150 (£180 inc. VAT)

  • Applying for consent to let – £60 (£72 inc. VAT)

  • Arranging EICR in line with new legislation – £50 (£60 inc. VAT)

  • Key cutting service – £30 (£36 inc. VAT)

  • To produce a copy of the original statement (per copy) – £20 (£24 inc. VAT)

  • To produce HMRC quarterly statements – £90 (£108 inc. VAT)

  • To produce a copy of the original statement (per annual tax bill) – £120 (£144 inc. VAT)

  • Income and expenditure report (per report) – £180 (£216 inc. VAT)

  • Attending court as a witness (half or part day), excluding costs incurred – £600 (£720 inc. VAT)

  • Serving of Section 21 Notice administration charges – £375 (£450 inc. VAT)

  • New build inventory inspections – £350 (£420 inc. VAT)
