London’s Poshest Neighbourhoods Revealed – 73% of Mayfair Listings Priced at £2M+

New research from Jefferies London, a leading prime property brokerage, has revealed a modest annual increase in the number of homes listed for sale at £2 million or more across the capital’s most exclusive neighbourhoods — with Mayfair, Knightsbridge, and Belgravia topping the charts for the highest proportion of prime listings.

The firm analysed current for-sale stock* across key areas of the prime London market, highlighting both changes in £2M+ inventory year-on-year and the proportion of high-value listings relative to total available homes.

As of mid-March, there are 4,073 homes priced at £2 million or above currently on the market across prime London — a 0.4% annual increase. However, some areas have seen significantly stronger growth in high-value listings:

  • Notting Hill: +14.5% year-on-year increase
  • St John’s Wood: +12.6%
  • Belgravia: +9.8%

By proportion, Mayfair stands out as the most elite enclave. Jefferies London’s analysis shows that 73% of all properties currently listed for sale in Mayfair are priced at £2M or more. Other high-ranking neighbourhoods include:

  • Knightsbridge: 63% of listings at £2M+
  • Belgravia, Chelsea and Fitzrovia: Each with 37% of homes on the market above £2M

At the other end of the scale, Maida Vale ranks lowest, with just 9% of current listings breaching the £2M threshold.

That said, prime supply remains uneven. Some neighbourhoods continue to show constrained availability, while others — particularly London’s long-established ultra-prime zones — are seeing renewed activity.

Areas like Mayfair, Knightsbridge, and Belgravia continue to define London’s prestige property market, not only by price, but by their concentration of luxury listings.”
